What we offer

Euphoria retirement village offers an unsurpassed lifestyle in the Waterberg Bushveld. The full title estate is being developed on an existing golf estate with an established world-class golf course, luxurious clubhouses, and related facilities. Furthermore, there is a water park with swimming pools, slides, and a children’s play area. The unique Euphoria cableway takes you to a restaurant atop the mountain with an endless view over the Springbok plains. You can also spoil yourself by visiting the hydro spa for a series of treatments.

All these facilities are available to both residents and their guests, but that’s only the beginning. By driving around the 684 ha estate you’re sure to come across an assortment of game species that reside within the estate. Take your mountain bike and follow one of the many routes that stretch over 25 km or put on your walking shoes for a bit of a slower pace. Both the Bushveld scenery and various species of birds are refreshing to the soul.

In the retirement village, a care center is being developed that focuses on preventative healthcare, but also provides for those with further care needs. The heated pool is dual purposed for swimming and relaxation, with great glass and aluminium sliding doors that can open when the weather allows it but can keep out the cold if necessary.

At the main building, there is also a coffee shop, hair salon, convenience store, mailboxes, and a car wash.

The dining hall and kitchen, as well as veranda, communal braai-areas, and jukskei courts, will be erected at the second main buildings.

Have your grandchildren ever eaten fruit fresh from the tree? Or pulled carrots from the soil, rinsed them off and cooked them, or even grated them for a salad? We want to create this opportunity for your grandchildren at Euphoria. Each house gets 3 trees, of which at least one (or two) has to be a fruit tree that is planted street-side. Communal vegetable gardens and flower gardens, that will be maintained by the residents, are being planned as well as orchards where nut trees and other fruits will be planted.

Pets are welcome within certain general rules, for example, they’ll be required to be on a leash when not at home. You can walk with either your dog children or human children to a playing area or beautiful resting place with a water point and continue from there.

You can feel safe in our estate and in our village. There’s a patrolled electrified boundary fence, a second fence with night-vision cameras and lighting, double access control, portable emergency transmitters, and armed response.

All our civil infrastructure is already in place – roads, electricity, water, sewage, streetlights, and stormwater management. Stands can be transferred into the buyer’s name immediately and after a process where we finalise the house plans and acquire the necessary Municipal approvals, building work can begin. Due to the Covid lockdowns, the initial construction had to be postponed but now the first house has been completed and will soon be occupied. The next Showhouse is being built in the retirement village and the first residents will move into the retirement village during the first quarter of 2022.

Retire on the golf estate

The retirement village also renders services to the golf estate. This creates the opportunity to build a retirement home that looks onto the golf course or into the bush while still enjoying all the benefits of the retirement village.

The average stand size is 1000 sqm and houses from 150 sqm to 600 sqm are allowed. This is ideal for people who do not want to scale down too much, but it also offers many possibilities for houses that are smaller but not too small.
